Macon Construction Ltd. is committed to building quality new homes with exceptional attention to detail in order to achieve the most energy efficient home as possible while keeping the cost of construction affordable. Macon has built over 115 homes in the Williams Lake area within the last 10 years. With our experience and expertise Macon builds one of the best valued homes on the market.

The following details outline the construction plan for all Macon homes in 2010.

All Macon homes will be "energy certified" by a " Certified Energy Advisor" ( CEA ). These certified homes will have an EnerGuide rating. ( Energy Star was created to help consumers easily identify products, homes and buildings that save energy and money, as well as help protect the environment.) Upon completion, the home will be "air tested" and the final EnerGuide rating is given. This rating system will also indicate if other heating and cooling options can be added to the home, either during construction or at a later date. The benefits to the home owner are lower heating and cooling costs. i.e . The addition of air source heat pump utilizing outside air for heating and cooling the home. These ratings are registered to the home by Natural Resources Canada (nrcan.gc.ca.) This gives the owner and all future buyers, higher resale value, not to mention the saving to the owner.

 

STANDARD FEATURES AND BUILDING SPECIFICATIONS:

AIR BARRIERS & INSULATION:

  • All exterior walls are 2 x 6 construction , insulated with Johns Manville R22. Macon installs the air barrier on both the exterior and interior of the home for the highest efficiency. The exterior air barrier is a breathable Typar house wrap .

  • In order to create a complete and continuous air barrier from the top plate to the foundation, the Typar house wrap is sealed to the ICF foundation with red tape and installed between the wall top plates. All windows and door flanges are taped to the Typar house wrap . This detail stops all drafts from outside entering into the wall cavity and the insulation. This system is the best way of achieving a true energy efficient home. In addition, each home has a rain screen (plywood vertical strapping) added which protects the Typar and allows the home to breath and all moister to escape under the siding. (this detail is mandatory in the lower mainland)

  • The interior (warm side of the insulation) is sealed using a 6mil certified poly. This poly acts as a second air barrier as well as a vapor barrier.

  • In conventional construction, this poly is the only air barrier used. It is also the only seal between the floor joists in an attempt to create a good air seal. With this method a perfect seal is virtually impossible to achieve, therefore Macon uses a spray foam method. All box ends (between the floor joists) are sealed using two part polyurethane spray foam. This foam acts as insulation as well as a vapor barrier, achieving a perfect air seal and increased insulation.

  • Ceilings are insulated with blown in Owens Corning Pro-Pink loose fill fibre glass insulation to a minimum thickness of 24", achieving an R65 +/- rating. In all ceiling pot lights, a custom built OSB box is used to seal the air and vapor barrier. These boxes are sealed to the 6mil poly. All adjoining studs and beams are acoustic sealed to eliminate drafts. All trusses are "High Heel" raised trusses, giving the home a higher R value at the wall and roof connection area. Windows and doors are sealed on the inside with foam piping creating a sealed air chamber.

FOUNDATIONS:

  • Buildblock brand ICF (Insulated concrete forms). An ICF wall is the best foundation wall system that has ever been used. It is an 11" thick wall with 2 ½" of Expanded Polystyrene (EPS) insulation on both inside and outside of an engineered 6" concrete inner wall center. 30 mpa concrete is used in the ICF wall. An ICF foundation wall has R24 +- value of insulation but as a mass wall, it works out closer to R50. ICF foundation gives you a much warmer basement and with no wood liner walls against any exposed concrete walls, eliminating the potential for mildew and mould. Basement concrete slabs are separated from the frost walls by a ½" Dona cona , this also creates a warmer basement floor. This slab is then separated by the exterior ICF Polystyrene (EPS) (R12-2 ½") plus the ½ Dona cona . All basement concrete slabs have 10mil rebar @24" o/c and 25 mpa concrete strength . The rebar controls any cracking of the concrete slab.

FRAMING MATERIALS:

  • All floor systems are engineered silent floors. These allow longer spans and a much flatter floor, eliminating future problems such as crowning, humps and shrinkage traditionally found with 2 x10 floor systems. The sub floor is T&G plywood that is glued and screwed to the floor joists. All wall sheathing is also plywood. OSB is only used on the roof sheeting. All other lumber is #1 or #2, but most is "Select" or "A" grade for a higher quality.

ROOFING:

  • 30 year IKO Cambridge asphalt shingles.

EXTERIOR DOORS:

  • Are either fibre glass exterior doors or a steel insulated door.

WINDOWS:

  • Are Energy star rated Milgard Style Line series as their standard. These windows have low- emissivity (low-E) glass, and Argon Gas added. The performance on these windows is Air Infiltration rating of A3, water penetration of B3 and a wind load of C4. Testing is done to A440-00 standards. These tests were based on a 64"w x 40"h slider window.

HEATING AND VENTILATION:

  • York (95% AFUE) Hi efficiency furnace is standard. All bathroom fans are replaced with a Heat Recovery Ventilation system (HRV) rough in with an inline hi velocity 140 CFM fan (min). This will allow a HRV unit to be added at any time. This piping system also looks after all the fresh air requirements with adjustable timers. A rough in line for a future ASHP (Air Source Heat Pump) or an air conditioner will also be installed. Without these rough- ins , upgrades would either be impossible or very expensive to add later. Also installed as a standard option, is a Napoleon gas fire place, heat rated of up to 80% efficient and pre wired for a fan kit.

PLUMBING:

  • Complete Kohler package with Coralais faucets, Sanibel Sterling bath sinks, Windham/Riverton toilets, I piece fibreglass tub and showers, and stainless kitchen sinks with Forte Deck faucets. Upgrades and changes are only available on specs homes if plumbing package has not been ordered.

EXTERIOR:

  • Mitten Oregon Pride vinyl siding is standard. The soffits are vented aluminum . All decks, posts and beams are fully wrapped in custom metal and for a truly maintenance free home. There are also numerous options and changes available for the exterior, such as Stucco, Hardie plank and extensive trim packages. Exterior railings are all powder coated aluminum with custom colors and either, picket or tempered glass.

INTERIOR FINISHING:

  • All window and door trim are 1x3 for the sides and 1x4 for the top and bottom of the windows. This 1x4 is also used for the baseboards. This creates a modern Shaker Style look. All interior doors are 6 panel with other options available. Hardware is Taymor including door and bath accessories.

FLOORING:

  • Macon has our own qualified installers and each home can vary from a high end laminate to exotic hardwood, custom tile and carpet with min 8 lb high density pad. We have our own show room with stacks of samples. See individual home specs for flooring details that have been picked for certain homes.

KITCHEN AND BATH CABINETS:

  • Macon is a dealer for LEE LYNN cabinets. This gives us the advantage of offering a premium custom cabinet package at an affordable cost. Every Macon home has a custom kitchen and, again, in our show room, we can customize to almost any style and taste. Samples of cabinet styles, colors, and hardware are available in our showroom.

PAINTING:

  • Cloverdale is our standard with an allowance of 3 paint colors and a trim color. Feature wall and dark colors requiring more than 2 top coats will be an up charge.

STANDARD OPTIONS AND FEATURES INCLUDED WITH EVERY MACON HOME:

  • Security system rough in
  • Central vac rough in including kitchen and entry sweep
  • Cable and telephone in all bedrooms
  • Fridge water line, Irrigation system water line with electrical connection for timer
  • Gas BBQ box
  • Heat rated gas fireplace
  • Pre wiring for flat screen TV with remote component wiring for digital box, amps etc.
  • All rancher style homes designed with "No Step" front entry and all grade level homes "No Step" out the back to the rear yards.
  • ICF (insulated concrete foundation)
  • HRV (Heat Recovery Ventilation System) rough in. This rough in replaces the traditional bathroom fans (which are the worst energy offenders by blowing your warm air outside) with piping to a central inline fan which can be replaced with a HRV unit at any time. This also means no noisy bath fans and fan switches are now timers.
  • Air Source Heat Pump (ASHP) line rough in. This is the best heating and cooling system next to Geothermal. ASHP uses outside air to cool and also heats the home until approx -10 Celsius. This is an air conditioner and heating system all in one.
  • All Macon homes come with the Travelers 2-5-10 year home warranty.

LANDSCAPING:

  • Macon owns their own excavation equipment, including 2 excavators and 2 skid steer loaders. The front and back yards of all of our new homes are rough graded for the homeowner's to complete final landscaping. Should the homeowner choose, for an additional cost, Macon can arrange for complete professional landscaping including, the irrigation system, flower beds, turf, trees and shrubbery, etc.

In summary, Macon Construction Ltd . is a one stop shop with our own flooring, kitchens, siding, painting, and all samples and choices available in our show room. This makes building a new home very easy and allows for custom options if spec packages have not yet been ordered. The biggest benefit is there are NO Cost overruns, as all options are pre-determined in-house at Macon . The only extras or changes are those requested by the purchaser. Macon spec homes are an affordable pre-determined plan, built to the same base quality as the most expensive custom home.

Financing: Macon can arrange the financing, with preferred rates from some of the major banks. With 5% down and approved credit you are in a brand new home!
